The Cloud TC coordinates transactions for residential, commercial, and investment, including standard sales, purchases, and more complex deals.
Transaction Coordinators in Colorado are not required* to hold a real estate license in order to handle administrative tasks on behalf of the agent. However, if a TC engages in activities such as negotiating contracts, discussing terms, or giving real estate advice—they must be licensed.
*Please note: The Cloud TC does have at least one licensed agent on staff at all times.

TCs maintain a detailed timeline of all important dates, including inspection and appraisal periods, financing contingencies, and closing deadlines. TCs will send reminders to all parties involved, track the progress of required documents, and follow up on any outstanding items to keep the transaction on schedule.
Yes, The Cloud TC is able to handle transactions in any area of Colorado, as well as in other states.
Once there is a fully executed contract in place the appropriate Google Form must be submitted to The Cloud TC. A confirmation text will then be sent to the agent. Within one (1) business day of contract submission, processing will begin on the executed contract and an introduction email will be sent out to all parties involved.
The Cloud TC uses encrypted, secure software and follow strict privacy protocols to protect your clients’ sensitive information.
Absolutely. A TC can manage transactions for both the buyer side, the seller side or both. The Cloud TC will keep track of each party’s responsibilities, ensuring everyone stays on the same page throughout the entire transaction process.
Communication is primarily done via email for transparency and accounting purposes, but occasionally texts may also be sent out for reminders or other short forms of communication.
Yes, TCs are well-versed in both local and state regulations and help ensure all required disclosures and documents are accurate and submitted on time, contributing to a legally compliant* real estate transaction.
*Please Note: The agent still holds responsibility to stay up to date and inform their TC of any changes to their state, local or office policies in order to stay compliant.
The Cloud TC fee may be reflected on the Settlement Statement or the Commission Disbursement form as an admin fee or transaction fee for tax purposes, but it is the responsibility of the contracted agent to pay the fee directly to The Cloud TC. Invoices will be sent out with one (1) business day of closing and are due upon receipt. Fees may be paid via Zelle, Venmo or Stripe.
The Cloud TC business hours are Monday through Friday - 9 am to 5 pm (MST). We are closed on all Federal Holidays. You are welcome to submit files after hours and send emails, and they will be handled on the next business day, usually in the order they were received.
