What we do.
Contract
Thoroughly review the contract, addendum's and disclosures for missing signatures and confirm receipt of all required documents to be compliant
Input buyer/seller information into agent compliance software
Monitor deadlines and share dates with all parties
Send executed contract to all parties
Send detailed introduction email
Obtain Earnest Money receipt
Confirm Disclosures are uploaded to compliance
Inspection
Confirm inspections have been scheduled and inform parties of date/time
Send contract deadline reminders
Prepare and send inspection objections or applicable addendum for signatures
Confirm when repairs have been completed
Appraisal
Confirm appraisal has been scheduled and inform parties of date/time
Send contract deadline reminders
Confirm when appraisal has been completed and received by lender
HOA/Condo Association
Confirm when the buyer submits application, if necessary, in a timely manner with the association
Request approval letter and send to all parties
Financing
Confirm the buyer(s) have made loan application by deadline date of contract
Confirm when lender letter is received
Send reminder to lender for loan approval deadline
Track the loan process for a clear to close
Title & Closing
Confirm Title Commitment, Lien Search, Survey and/or ILC have been obtained
Request confirmation of any open permits/liens have been closed (if applicable)
Coordinate document signing time/location
Confirm final walk through date/time
Send reminders for utility account setup/cancel
Review closing statement for commission/transaction fee accuracy
Confirm cash to close was received by title
Follow-up on lender's loan package to title
Congratulatory email sent to buyer/seller with agent review link
We make it a point not to be in contact with YOUR clients. We believe your relationships with your clients should stay YOUR relationships. Therefore, we work primarily through email correspondence.
We will CC: the agent and other appropriate contacts on all emails sent out by The Cloud TC, pertaining to the contract. In the event, that we reach out to an agent for a document that is needed directly from their client, we ask that agents respond as quickly as possible.
